I have really enjoyed my past two years living at this property. The office staff is very nice and helpful with any questions that I have. The maintenance staff completes things in a timely manner and maintenance is included in the rent which is an added bonus.
The location is great, the amenities are wonderful. Always doing drawings, raffles, and communities get togethers. Plenty of opportunities to win prizes.

The apartment complex alone is a great place to live, however, living right next to the basketball court can be super noisy at odd hours of the night.

I have had a great experience. Staff is amazing and work hard to solve any problem it might come up. The app is very friendly which helps with payments and maintenance requests.
I like to be near the stores and near the Oklahoma State University. Until now, I like my experience at the Reserves on Perkins. I also like the pool and spa area.
It is a good place to live, though I find some of the renew lease options exploitative and not becoming of an ethical organization. Your actual lease duration is 15 days less than a year, and this is ridiculous. There simply is no incentive to renew lease. This means that the administration doesn't look at you as long term tenant, and prefer new tenants every year. They are not quick to get the equipment fixed if it breaks down. They send a lot of needless junk in emails to the tenants and their guarantors.
I just wished the sidewalks were not always flooded. I always have muddy shoes, and I hate tracking it into the apartment. Overall though, I’ve really enjoyed my time here. Lovely people
Get help when I need it everyone has been super nice and helpful. When I need maintenance I just call and usually someone comes out to my apartment within the next day.

the apartment complex is a well designed and luxury apartment setting. The fully furnished apartments were well constructed with the thought of college students in mind.
Love living here! Rent is a great price and it’s not far from campus at all. The kitchens are a little bit small though which is difficult if you like to cook and sometimes maintenance can be a little slow but other than that it’s great!
It's lit chief. Lots of stuff to do, good housing. Chill place. Mail comes fast. My roommates are chill and too. Pool is nice as is the hot tub.
Lived at the Reserve on Perkins for a semester now and have so far enjoyed my time. Management has been there to answer all my questions and help me the whole time. Liked the place so much so that I extended my lease for another year. Here's hoping it stays good !!
It can be kind of difficult to make them take care of things, but Erinn is very helpful. Maintenance is competent and easy to deal with. The apartment/amenities are amazing and the events and giveaways are great!
Great deal for a college student, not perfect but a great alternative to expensive dorms. Also has great staff! Also a great location with a great variety of restaurants and the movie theater being right across the street.
The amenities are nice. Community is okay. However, I am still very salty about my whole roommate situation. Long story short, I have a pet, roomate doesn't like pet, Reserve didn't put that I have a pet on file, issues with roommate have occurred and continued, and yet I am still expected to pay $200 for their mistake if I want to move units.
Its been ok. There is too much noise. It could be much better. The apartments are clean and pretty decent. But neighbors are usually really noisy.

So far, my experience at the Reserve has been great! I like my apartment, my apartment mates, and all the fun activities The Reserve does. Unfortunately, they don't always fit in my schedule. I would like for the printer in the computer lab to work more frequently, but otherwise, I'm pretty happy
The staff and managers are not the nicest people, on multiple occasions they have been less than helpful and I’ve seen the manager at people.
By far the best place to live at in Stillwater! Maintenance is always great and very helpful with every request and there are tons of fun events each week.

This apartment complex is very nice and includes a variety of cool amenities, such as a pool, volleyball courts and a gym. I enjoy how nice and helpful the office works are as well, especially compared to other places I have lived while in college

The reserve on perkins is awesome because it is near from Oklahoma State University Stillwater campus. Plus it has a pool and a volleyball court.

It’s very convenient to catch the bus to and from campus from our apartment. Saves a lot of time and money on gas and looking for a parking spot. If there’s more than two people in the gym, makes it almost impossible to get a good workout in.

Good community. College oriented with a tech station and work out room. Friendly staff and good maintenance. Pretty pricey but not the absolute worst. Good roommates and you can have dogs or cats.
It’s just been ok, some staff members are nice, but don’t actually take care of the residents, others are just down right rude. Also the roommate matching that they claim is an absolute joke. I will not resign my lease with this place.

I had a very discouraging experience after moving in , which ended up in financial dispute that dragged on far too long with terrible cooperation from management. It has caused me to not want to extend my lease and regret moving into Perkins.
The 4x4 apartment could be better, alot of our stuff was already broken and we're figuring it out over time. In comparison to other complexes for the price this is still far better

It could've been a much better experience. It was fine for a college apartment, but there are cheaper options in the area. If you're not staying in the same room, the same apartment, renewing can be a big pain. I had to move out for 3 weeks or pay a $200 "transfer fee" to just move from a 4 bed to a 2 bed.
I love it here. It is the least expensive including bills, but still has effective things. I like that furniture can come with the apartment with no extra charge and paying for utilities is included in the rent.

Beautiful apartment and it’s really nice and the Maintenance is supper nice. The staff in the offer some are nice and super helpful. The biggest problem is you guys don’t write stuff down a lot of things are not documented. It tends to be the biggest problem I hope it eventually gets solved. Overall it’s a good housing idea for college kids or kids that just graduated

The reserves does good with trying to keep their residents happy and connected by having little events every month and they it’s cool to go into the office and get different TROP items
It’s a great apartment complex and atmosphere for college students. The appliances could always be updated as well as some other things in the apartment but the people are really nice and friendly. I’ve enjoyed living here for the past two and a half years.
The pool and volleyball court are great and the staff are very nice and help you with any problem you may have! They are very chill and the amenities are really nice I love the gym and the movie room for when I want to hangout with friends!

Work orders get completed in a timely matter and the amenities are descent. The people in the office sometimes seem a little clueless. You also have to do all paperwork online which I am not a fan of.

Maintenance is quick and helpful, when I first moved in my air conditioning was broke and the maintenance man brought a new window unit just to hold me over until he could fix it.
Over the past years it's had some up and some down. They understand alot with problem involving family passing and/or militarily living. They have amazing events that happen that's can help you out or lift you mood up if you are going through a bad time .The downside is they don't inforce the no leash rule, so animals can run and jump on you. In front of my building six when it rain alot we get a pound , and there's lot of spots that are muddy.

The place is nice, just like the pictures. Great common areas and green areas. The bus stops just in front of the property, making things easier. They have a great team in the front office. I don't give them 5 stars because they need to take care of the details, those details that make the difference.
The reserves is a great cheap place for college students to stay during their time at OSU! It is only about 8 mins away from campus and the shuttle bus is so clutch.

It’s ok but maintenance lacks. I still have a whole in my ceiling from when my apartment flooded back in August. Amenities are pretty good. Tried to move to a different apartment on the complex and I was denied.

I am a new resident at the reserve and thus far i have really enjoyed my time here. The management is really nice and doesn't bother you. Also, they seems to be fixing up the place really well and keeping all things in check. I haven't had any issues with the water or gas bill but i have only been living here for a month so we will see how it goes. High hopes though.
I am giving a 4 star review because while this place is really affordable and the management is cooperative, there are a few minor things that could be improved. The gym is small, but that's also great because I don't like working out with a lot of people. The things that could be improved are having labels on the many light switches, my bathroom sink and tub drain could drain better, and the shower head pipe could be fixed so it doesn't spray.
I have had no issues that i can complain about. The staff is kind and everything seems to be working properly for the most part. Thank you for this question.

It seems really friendly, and quiet. There isn't alot of loud noise here to. Also there is alot of parking spots here so that's not a problem.
My experience so far has not been great. The night I moved in my room and bathroom flooded from something busting upstairs and it took several hours of not being able to get a hold of anyone for someone to show up. Then it took over a week for me to get finally moved back in after the lack of communication about the situation and the time in which things were taken care of. Then many things continued to break. Our garbage disposal was smoking, the fridge quit working and other things. It has not been a great experience at all.

The individual leases are great, but prepare to be nickel and dimed to the max. Maintenance responds fairly quickly to maintenance requests.
It's good to be here at The Reserves on Perkins. Location-wise it's better because it's secluded from the main Stillwater campus of OSU and closer to Boomer lake.

The complex is a great place to live with a lot of different and fun amenities. The low cost is also a huge plus, especially living in a college town.

The Reserves are a good place to live for college students. It’s nice that they are fully furnished & have WiFi available. The landscaping and community areas are well kept and clean. However, the appliances aren’t very nice and outdated.
literally the only critique i have is that it’s kind of loud. the amenities are amazing. i love the pool and fitness center. and they do cool giveaways and events.

They are very disorganized in the office, especially with mantience requests. We've had issues persist for days with help and then they get fixed then someone else shows up thinking we still have the same newly fixed problem. My roommates have had further problems as well.

Plumbing in the whole apartment sucks. Door lock is broken. Can’t ever put in a work request online, then when you call it never gets done..
There is a large dog in the apartment above us (over 25lbs which is in direct violation of the lease) and management wont do anything to fix the problem of the dog barking and running around until 2-3am every night.
So far so good. All amenties work, wifi is fast, apartment is nice. Good roommates and love the events here. Although it is far from campus, the drive goes by fast.

Move in was horrible. The carpets were being replaced two days before the start of the new semester. The workers came in very late, well past early evening. The workers shoved the furniture in a corner, broke the door hinge which completely screwed up the door, and left carpet dust everywhere. There are repair orders for the door and the door battery, which is low. Besides that the experience has been fine. The staff has been kind and helpful.
Community is okay, amenities are good. Love that there is a bus stop in front. Ping pong table is broke but still works I guess. People above my room I think have a pony in their room, 3 am is when he is most active.

I do enjoy my apartment, and I like my roommates and I like the comedies that The Reserve On Perkins offers me, but I am not a big fan of the staff and how they run things. I think the staff is very disrespectful to the residence here at the Reserves On Perkins, and that they don’t take into consideration everything that could possibly happen as to why someone didn’t pay rent on time, or why something went wrong in the apartment. I also don’t believe that they fix things in a timely manner either, we had problems in our apartment for months that didn’t get fixed until just recently, our front door was deactivating our cards and that didn’t get fixed for about a month, all three of my roommates kept having to go down to the office and get a new key cards because they kept being deactivated. I have had an exceptional experience living at the reserve on perkins. I haven’t had any negative experiences in my time living in this community. This will be my third year renewing a lease.
The staff is super helpful and always kind. Maintenance always fixes the problems within the day or day after you put in a request. Rent is very reasonable and the amenities are awesome! Overall a great place to live!
I've had a phenomenal time living at the reserves when it comes to a place to call home. The apartments are comfortable, sleek, and well cared for. The maintenance website is a little iffy at times but the staff are more than accommodating and ready to help you.
Living here is great the office people make it better. The prices are manageable and the online portal is easy to navigate. The amenities are awesome !

Haven't even moved in yet and I'm already having bad experiences. Office workers will say one thing then will later say the complete opposite. I want to give this place another chance but so far doesn't look like I want to renew my lease for next year. If I call with a question don't give me an answer if you are not 100% sure, ask someone who does know. Several times I was given false information which has caused several problems on my end. Hopefully they will step it up if they want my money next year.
The Reserve on Perkins is a great community living spot for college students that have numerous accommodations and activities to participate in. I love being able to pay all my bills at once! The maintenance men aren’t great and quick to respond to work orders and the office workers are amazing and very helpful!

I’ve lived at TROP for 3 years and I’ve really come to love it here. Management is always quick to take care of concerns if any arise; timely in maintenance orders; and very involved in the community here. My neighbors are pretty cool and respectful most of the time when it comes to after hours. I definitely enjoy living here.

The staff are amazing and very helpful. I like that the office is open 7 days a week and until 6 most days so I have time to go there if I need to after work. However, my 2 bedroom apartment is not near as big as the model I viewed in person. My bathroom sink and tub need updated as well (they look dirty no matter how much I clean them). However, the one thing I extremely dislike is my apartment key and the automatic lock on the door. I’ve locked myself out several times now because I needed to get something from my car, for example, and didn’t think about the door locking automatically and the “card” keys are super inconvenient because I have to pull my wallet out every time to get into my apartment. It’s unusual and I’m used to having actual keys. The staff has been very nice and helpful every time I’ve locked myself out though, which I appreciate. And I really do enjoy the amenities.

Overall good accommodations for the price. Affordable living with community amenities such as; a swimming pool, a gym (including treadmills, yoga mats, free weights, a 'hit-the-mit' punching machine and more), a sand volleyball court, outdoor picnic grills, and a basketball court. The clubhouse contains some theater seating where television and movies are available, a billiards table, ping pong table, a coffee & espresso station, maybe more. The bus stops here as well.
Everyone here is super nice and there is always something going on at the complex! Also the shuttle busses provided are a huge help when trying to get to class!
The Reserve is always so accommodating, with clean facilities and a helpful staff. They always have something planned throughout the month for the community to enjoy and get together!

Great experience! Will be my 3rd year at The Reserve. Location is perfect and amenities work perfectly for a college student. The only issue that doesn’t get fixed is the dryer is too hot and has burned holes in my clothes.

Has been a great place to live for the price I pay, I've lived here almost 3 years and haven't regretted it. The pool is nice, the work requests if anything breaks down are quick, and the people at the front desk are also residents so they can understand your issues better.
Not the best but cheap rent makes it better to be honest. You have to keep pestering thr people in the office to get their stuff done or to actually talk to a freaking Resident manager. Can we get people that can actually do their job?!

The apartment was good. My roommates and upstairs neighbors where ridiculous. I liked the pool and the monthly activities. The cleaning fee at the end is ridiculous because I left it cleaner than when I moved in.

Where do I begin! The people are amazing and so is the work environment. Facility seems to get Free benefits, paid lunches, a cell phone stipend and vacation pay oh and a solid hourly pay! (Did I mention no weekends and nights??) I love environment and I’m treated like a person who has ideas. I highly recommend the Reserve to anyone interested in growth opportunities any clients who truly appreciate good apartments.
Nice place, get what you pay for and the amenities are good. Sometimes some of the sidewalks flood and that can be annoying. Staff is friendly.

It is good place overall and the rent is good also because it is including the electricity and the water and the internet so I would say it is a good place
I walked in the office and was immediately greeted and welcomed. I told them I was interested in getting an apartment and all of my questions were answered and they walked me through everything and where everything was. It was really great and there’s TONS of parking with covered spots as well for a small charge.
It's cheap for my area nic place the management is just understaffed at times. Also sometimes horrible service. The front desk women are awesome though!
Overall this is a great place to live with multiple amenities. With that being said, there have been a few indecent experiences. By law, and on our lease, you’re required to give 24 hour notice before going into an apartment unless warranted a reason to gain access without knowledge. I was home alone with headphones in as I walked through my room and noticed two men in my kitchen. Had I of gotten an email, it would have been no problem. I found this VERY disturbing. Another incident was a month after they did quarterly checks, I get a notice that I have a fine for having a “cat” that I didn’t have. They misunderstood my turtle for a cat. (Which I told them I brought when I moved in last August and they’ve been in our apartment many times before for inspection with no problem) Not a huge deal, but again I never had an email stating anyone was coming in our apartment. There seems to be a problem with communication, or lack thereof. By fixing these issues, this place could be so much better and feel safer! Thank you!
I don’t live there yet and I already love it. I love how inclusive it is and I am super excited that there is a pool and a gym. I am looking forward to it.

Great community and well cleaned apartments. Although it is a bit far from Oklahoma state university campus they do provide bus transportation which is great!
Living at the reserve is great for school! I live close enough to get there in no time. Other than school campus, everything I need is within walking distance.
I have live here for 4 years and have the most wonderful time here. The maintenance crew are great and polite and always there when needed. The office works very hard and are also proficient and professional and work hard to handle all sorts of situations.
The reserves is an amazing apartment place. Definitely the cheapest in town by far. Will definitely be staying here again next year. Super nice people

My apartment is pretty nice, however when I moved in there was a leaky sink that I had to pay for myself to get fixed. My roommates kind of just do their own thing which is weird to me because I’ve always been really close to my roommates in the past. But the apartment itself is nice and the community is nice as well.

So far as a resident here I have enjoyed my stay fully. I also have just renewed so I will be here for another year! I cannot wait to be here another year and attend all of the fun events that are put on by the staff here!

I have had a pretty good experience living at the reserves. My only complaint as of right now is that I was not informed the roofs were being redone and then one day heard load banging on the roof.

Living here has been fun! I have met some great people and the service here is always quick and helpful! My favorite part about living here is the basketball court just right outside my apartment! It’s fun to play and a great workout!
Very good community, it is furnished which is a big benefit!! They have a pool, as well as an awesome rewards program. The only complaint i would have personally is the internet speed, but other than that the Reserve on Perkins is very good.
For the price you can't beat it. The apartments come furnished with internet and cable provided. The amenities like the gym, clubhouse and pool are all sweet. The staff is usually ready to help whenever I ask. Overall it's a nice place.

Pretty decent place to live. They have good prices and come furnished, so it is an easy transition from dorms. They have drastically improved on how quickly they get back to you on maintenance requests.

I do not live there yet, but the staff is friendly and knowledgeable and seem to enjoy what they do. The area seems quiet and really close to many different shops and the university itself. The only downside I have noticed from the tour is the parking. But overall I look forward to living in this community.

It's an okay place to live, the rooms are small but the price is reasonable. There's always free stuff in the office. There's a massive pond outside my building that's a mosquito hazard, maintenance takes forever, but we finally got everything fixed

Very pleasant experience, I’ve enjoyed my time here at the reserves. It’s a calm residential and a good place to live in, the staff and maintenance are incredible as well.
We put numerous work orders in and it took weeks for it to get done. Other than that it has been good. This second semester has been rough with the individuals above me due to them being loud.
This place is nice, and get reasonably priced. While it's not right next to campus like some other apartments, the bus ride to campus isn't bad.
I would say that the places is really nice and I enjoy the set up of all of the rooms and bathrooms. I will say my only negative is the keys and how often they stop working.
I really love the fact that I feel safe living here, it’s pretty quiet at night but no one has ever complained about being robbed or followed home. The rooms are rather small but spacious. And I love that the units come fully furnished or not, if you have your own furniture. It’s definitely a nice place to live.

It's been pretty good, neighbors aren't too loud, roommates clean up after themselves. Rent is good, not too expensive. Basic commoditties are good and appliances all work.
I like living here. My friends are here. It is cheaper than living on campus and much nicer than my dorm and I only share a bathroom with one person.
Overall a good place to live. The only thing letting the complex down is maintenance. I have a roommate who has had a ceiling leak for about two months and it still hasn't been fixed.
Very great experience! The people here were really nice and offered drinks to us. They also have us a really good tour of each room in the exact apartment I was interested in.
This has been a great experience so far. The maintenance men always respond to work orders in a timely manner. Everyone in the office is kind and helpful. Something I think needs more work on is the accounting. I would love to be able to see what exactly I’m being overcharged for. I think that would very helpful for people to see what they’re using too much of.
Price is absolutely great! I have had minimal issues living here. I love that all utilities are included in the rent, it makes it so much easier for me. Also, the $500 gift card is AWESOME! Had some issues with dishwasher and outlets, but that stuff happens.
Decent place to live. A ton of ridiculous rules though. Rent is cheap but not work what you get. Neighbors can be loud but most of the time I dont hear them.

Nice apartments, needs some updates on appliances. Dryer burns clothes when drying certain things because they get caught. Good community and placement. Staff is helpful but sometimes take a while to get things done but they do get them done eventually.
Overall I have had a good experience at the reserves this year so far. I wish they didn’t do so many activities over breaks when no one is there.
Reserve on Perkins is a perfect addition to my. Lifestyle, bus available at 6:20am, reading room to study when I get back, various food vendors when am. I would say that The Reserve on Perkins has some of the best payment plans and it has everything you need. Comes with utilities, pool, movie theater, room is furnished, and best of all, the coffee maker by the main office is the best!

Management is awful for the most part, and the front desk workers don’t know what they’re doing usually. Maintenance comes to “check” on things I don’t have work orders for, but leaves actual work orders open for a month or more; they sometimes mark them as complete. They’re more for snooping around to see if they can fine you for anything. It’s all right for what I pay for, but I wouldn’t renew.
Rent prices are low. Rooms and apartments are very small. Other than that, nothing special. Nothing terrible. Pretty average apartment complex
So far is been a fairly nice play to live especially for the price. I really like that there is study area and printer so I don’t have to always run to the school if I forgot to print something.
It has been great for multiple reasons. It is cheap rent, all bills included. They host fun parties, events, and giveaways which is awesome for college students who may not have the biggest budget. They will work with you as long as communication is made. I was not notified every time someone came into the apartment via maintenance or anything which was uncomfortable, but it was nothing I couldn't manage. 4 stars for sure!

i love living here! the rent is cheap and the apartments are kept nicely. the employees are very helpful when you ask questions and are always nice. when i put in a maintenance request it is usually fulfilled with in a few hours!!
When I moved in there were no smoke detectors, the carpets were dirty, and the dishwasher rack was broken. Everything except the carpets has been fixed and we have given up on the carpets. They told us several times the carpet cleaners were coming that day, that week, and so on.
Overall the amenities like a swimming pool, gym, billiards, ping pong, coffee machine, etc. are awesome to have. The staff is usually friendly, although sometimes not as helpful as they could be. Better organization of records is definitely something that I would suggest.

I am overall happy with my experience. I have had a few problems while living here though. There is dog poop EVERYWHERE. I understand there is only so much you can do about this though. My apartment has flooded, had a broken washer, and the dishwasher always falls on me while I'm doing the dishes. The apartment above me is vacant and has had a broken fire alarm that is always beeping and I can hear it from inside my apartment. I love the space I am in and love the overall feel of the community. Everyone is so nice and helpful!

Overall great place to live. Don’t enjoy upstairs neighbors stomping around the apartment 24/7. Nor do I appreciate people parking in my assigned parking spot that I personally pay for. It has been an ongoing issue for the past three months. Would be nice if they actually checked the cars to see if they are actually assigned to the space instead of letting everyone and their brother park in them.

The staff is friendly but many of them do not put forth any effort to accomodate residents. Getting anything done is almost impossible and very frustrating.
Have loved living here so far. It’s in a great location right off the main road and is close to various restaurants and stores which makes going and getting things a lot easier. It is also very close to campus and I only have to drive a few minutes to get there.
You guys are amazing. When ever we need help with our payment or when ever something did not seem right you guys were able to help us right away.

It was fine, I didn’t love it or hate it. The walls were too thin so there was a big problem with hearing noise constantly and at stupid hours of the night.

A good friend convinced me to sign a lease with the Reserves and I had other friends who already lived here so I thought it was a nice place to call crib until I moved in last month and discovered it was actually a nice place to call crib. So, kudos to the Reserves for being a nice place to call crib.
I Love staying here. It’s very peaceful and nothing to complain about. The rooms are nice and spacious and the therapeutic bed is so cozy. The bathrooms are pretty big as well.

When I arrived in Stillwater and tried to live in the reserve on perkins, I had some problems because I was given information by phone and arriving there the situation was different and I had already signed the contract. but everything was solved. I believe it's a good place to live.
Lots to enjoy but not perfect. Matinence took forever to get accomplished and the walls were pretty thin so noise from neighbors was always a problem.
The resident experience is okay. Maintenance was a bit slow in fixing certain problems, but they got done. The apartment complex is not bad and I like that it is close to a lot of places.
Love the location and people at the Rerserve on Perkins. The convenience of the bus stop in front of the office is a great way to make my trip to campus cheaper and eco friendly!
I am a sophomore at OSU. This is my first year to live off campus. I have enjoyed The Reserve community so far. The location is great and the pool is awesome!!
I absolutely love everything about this apartment! the people, amenities, location, everything! The only thing is there are quite a few maintenance issues in my unit but it’s the beginning of the year so i’m sure they will get to it
It’s great! I love staying at the reserves. I wanted to live somewhere dog friendly and it is the perfect place. My dog has made so many new friends and loves the opens courtyard.

This apartment is overall pretty good. There were a few issues with my room when I moved in that just seemed like maintenance being careless. I also was not a huge fan of all of the furniture they ruined by throwing it out on the lawns--which broke it--and letting it get soaked in rain. I think some things could be improved upon, but overall the apartment is nice.
It has only been a day, but my apartment is already starting to feel like home. It has been a pleasant experience so far overall. When I first moved in, the apartment was a bit dirty, seeming like the previous owner had a pet and never cleaned, but with a vacuuming and a quick wipe down of everything, it was better.
Honestly living here has been decent. But too many unannounced visits from maintenance. Also the remodel was horrible and left damage without being cleaned up for weeks.
I like living here because the staff here are very nice and personable. I just can’t get definite answers on some things I call about. All in all I don’t mind living here
Painters were difficult, and the apartment had a lot of things that needed fixed, but maintenance was pretty quick to help us fix the problems.

The apartment is very nice compared to apartments of similar price. Very well suited to college students and a great choice for anyone attending OSU.
The experience has been decent. One of the issues has been the slow process of maintenance for the baseboards and paint. I also haven't been able to move my furniture back, so it has been an uncomfortable time. Other than that, the community is decent.

I have signed a lease for the fall and spring and the reserves were super helpful with my requests for certain apartments. I had had issues with noise so I was moved to a different appartment where that should hopefully not be a problem.
The Reserve on Perkins is a great place to live. They are always helpful when something is wrong and all of the amenities are great. I love living here.
Most stuff is okay, but trying to get maintenance to get anything done is nearly impossible. Not to mention the renovations being extremely disruptive. So, I've had a hole in my ceiling for over a week now that they said they were coming back the same day to fix and we also have to move ALL of our belongings TWICE for painting and baseboards. Overall, I would say The Reserve is great for the price, but the maintenance issues make it frustrating to live here.
Terrible experience with the painting ordeal. Apartment has flooded on 2 separate occasions. Had some very frustrating dealings with management and maintenance. Overall not too bad though

I enjoy living at The Reserve On Perkins. It is fairly quiet and there are lots of amenities. However, I do not like the fact that it is more expensive than several other apartment complexes. They are also making us receive new baseboards and paint while we are still here even if the rooms don't need anything which makes it difficult to function.
It is a good place to live being a college student because the price is pretty good and the units are pretty well kept. I like the big closets and the fact that I don't have to go to a laundry mat to do laundry. All in all I would say not a bad place to live.
My best friend lived there for a while and I would visit her often and that is when I fell in love with the place. I am super excited to live and experience all the great things The Reserves has to offer.

I am not a resident yet. I have recently signed a lease to live here in August; however, I have been badgered with emails about this, so I am doing the form. The people are nice, I like it, the only downside is I put a friend as someone who referred me and it is difficult for the Reserve to get back to him it seems.
So far it's really good. The staff is very open and friendly and seemingly eager to help. I don't live there yet so we'll see if it gets better or worse over time.
It looks friendly and very home away from home. The things that come along with love bing at the reserves are great! Volleyball and a gym are great accommodations while living st the reserves!
Very friendly staff! Super helpful in the decision making process and they were all very knowledgeable. The process was very easy thanks to them!
I loved living here! The only thing is the maintenance takes a little bit to get it fixed but other than that it’s amazing. The staff is amazing and very helpful!
My only gripes are that we use keycards and the amount of pet feces the other residents leave on the lawns. Everything else is okay though.
Didn’t really enjoy my stay. Had lots of issues with my apartment and maintenance took their sweet time. Had issues with my account not updating my balance correctly.
The reserve on perkins is nice for what it is. I think there is a lot that could be done to update and draw more people to the community but that seems to rely on the business decisions and revenue that gets handed down from above. I will say that the staff does try their hardest to make sure that each resident is felt heard which is very important in an apartment complex
Maintenance sucks, to the point where I would rather not call anything in. I really don’t like how some people are required to clean up after their pets but others don’t have to.
I have really enjoyed living at the Reserve on Perkins. I will be living there again next year. I also love all the staff that works there. Rachel is the best.
It’s pretty nice for the price. There’s a lot of extra activities that you can participate in. I don’t. But it’s nice to have an option. The only thing I don’t like is the strict dates that rent is due on. Some people only get paid every other week so it’s kinda difficult.
Customer service, faculties, and apartment management have made my time living at the Reserve unpleasant. From day one, they have done things backwards and didn't consider residents in decisions they made regarding living space. The apartments themselves are dirty and cheap. Things have been repaired in a timely manner, so that is one good thing. I have regretted my time at the Reserve.
Hot water and peace and quiet are not something you'll find here. Other than that it is a nice place to live. Facilities are nice and matienece requests are filled within a reasonable timely manner.
The community living is nice, maintenance has improved over time. The only issues seem to be the placement of the apartment if people have issues flooding.
I can’t wait to move in in August! Took a tour with my roommate and it was absolutely great. We are staying in a four bedroom apartment and the setup is super nice. It’s fully furnished, and I love that there’s a gym. Also got a $500 gift card for signing the lease!

I give the reserves 3.5 stars simply because of the apartment interiors. They could be better, more updated and possibly more clean in some ways. The community cool and the front office staff is always helpful.
Nice complex! Large pool and nice amenities. Love having covered parking and comfy beds! AC didn’t work right initially and it took some time to fix but afterwards it was good!
Its been good living here, not too loud. Not everyone picks up after their dog, so it gets stinky sometimes but the staff does there best to warn people and assign fines.
I love how spacious the rooms and apartments are! I felt like i had the perfect roommates to be paired with! I didn't like how the office always felt unorganized though. When we had a problem to get fixed it would take a few months at least to get fixed.
It's a great place to live! Everyone is so nice and we have great neighbors! This will be my third year living here and I'm so excited! :):)
I really enjoy living here. The pet friendly facilities are fantastic and the fact that furniture is included is really helpful as a college student.
Other than the constant emails and text messages the place isn’t so bad. They will however have a hard time getting back to you in a timely manner at the office, you call they give you a run around that management will call you back then 3 days later you call again cause they still haven’t called you back.
The Reserves staff is amazing!! Only thing is some of the people are difficult and with the roommate matching it can cause you to have a not so good time but other than that i enjoy the reserves!
The people at the front are very nice and helpful and the amenities are great. However maintenance sucks. I don’t know why they don’t hire more with all the money they receive from us.
The location is excellent with plenty of dining close as well as many a wal-mart market within a quarter mile. From my parking spot here to the one on campus is two and half miles. The environment here is very friendly plus I love all the dogs running around outside!
I have lived at the Reserves for almost a year now in a 2x2. I like the apartment itself and have no problem with it. The rooms are big and the bathrooms are nice, as well as the living room and kitchen. The only real issue I have with the Reserves is the closeness of my apartment to the basketball courts. My apartment is right next to the courts and often times, people come out to play very late at night. These people do not follow the rules posted by the courts listing hours, and the Reserves have been reluctant to enforce these rules. After much pushing, they finally started to enforce their rules and it has gotten better. Although it has gotten better, it took me some time to convince the Reserves to do anything about this problem and after many calls to the desk I felt as if they were not going to do anything. If I did not have to go to such lengths for them to enforce their own rules, I would have no problems here.
Easy place to live. Friendly staff and convenient office hours. The bed provided is exceptionally comfortable, and the apartment and bedrooms are fully furnished with adequate furnishings.
Overall, it is a decent apartment to live in. We had a lot of issues with maintenance, and many of our appliances broke but were replaced. Our apartment was flooded by the prior residents thus making our apartment not move-in ready on move-in day, and no one let us know beforehand so we walked into a disaster. It took maintenance 4 months to fix everything, and I'm just glad everything is working now.
The office really worked hard to help the move in and signing as easy as possible. Thanks to them I am looking forward to moving in and enjoy the great apartment.

I would not live here ever again. Management is awful. Apartments are disgusting. There is dog poop everywhere!! As many dogs as the reserves has they should invest in a dog park on site.
The Reserve on Perkins is friendly, affordable and is open late to accommodate to our busy schedules. The staff is great and always helpful when you need them
Love this place! It has great amenities with the pool, gym, computer room, study rooms, and club house. The CMS are also very nice and helpful.
Great rooms, staff is friendly and helpful. The volleyball court is nice and the pool is big and well maintained. The gym is a little small however.
Pretty good for the price and management is nice. the place has a pool and a hot tub as well as a gym. There is minor problems like the ice machine not working. but still a solid place to live.
This is one of the worst places I’ve ever lived. I feel like the office run by college students that don’t care and matinence request take forever.

Many issues with living here but maintenance has worked with us very well to get these resolved. Apartment has flooded twice now and I recieved poor compensation the first time and no compensation the second.
The model they show you is way nicer then the actual apartments and I was not given any heads up that the apartment I put a deposit down for was on the 3rd floor. Overall it's not a bad place to live, just wish I had a full wall between my living room and bedroom.
for the price, it really isn't too bad. so many things are included in the rent so its easy to look past living with complete strangers. the worst part is the parking lot. it is absolutely ridiculous with huge potholes! also its stupid that you have to go completely through the apartment complex just to get to one side, there should be multiple entrances. the staff is pretty friendly though! my biggest complaint is that my apartment was not clean when i moved in but the office did have it cleaned. other than that its a good place to keep your things for a few years if you're in school. for normal adults that haven't graduated, just don't live here.
The Reserve has welcoming people, great apartments, and I love that everything is included in the rent. I also like having a washer/dryer in each apartment.
The people here are soooooo nice and genuinely want to help you. The community is amazing and really fun. I have loved my experience so far.

Living here has been okay except maintenance issue which has cause me to sleep on a broken bed since I arrived. The community is very nice and peaceful.
I enjoy living in the community. There are always cool things happening in the office like waffle wednesdays. There are some things that are not taken care of in a timely manner.

I absolutely love the community mentors, they are so sweet! I also really enjoy the events that are put on almost every day such as “waffle wednesday” and things like that. really feels like home!

I got lots of help when j needed it immediately and it was the cheapest place I've found to rent and still high quality. It's close to campus and very affordable

I haven't been very pleased with my overall experience with the staff at this community. When I moved in, three out of four of the rooms in the unit were missing items such as desk chairs, bathroom mirrors, and shower handles. Maintenance was slow to get out to our unit, which, if the other units were in the same condition, makes sense. Now, one of my friends has signed a lease and was denied her reward because she "signed a May ending lease, not a 12 month lease" even though online it states you will receive the reward for May ending or 12 month leases. I have also not received the $200 referral incentive for the same reason. Overall, not happy.
I love living here so much! The staff is so great and friendly and the environment is very warm and helpful! The amenities are wonderful and maintenance is very punctual!
Nice place! Only complaints are the new cable isn’t the best and the AC/heat still doesn’t work right after 3 maintenance requests. Otherwise, it’s great!!!
Everyone in the office is really friendly and helpful. I enjoy the pet friendly facilities and how large the yearda are so the pets have a comfortable place to roam.

Living at the reserve is awesome! The staff is really kind, the amenities are great, and the price is so cheap compared to the other all-inclusive off-campus student apartments.
Nice place but the office is terrible about dealing with problems. People keep having loud parties past midnight and it makes it impossible to sleep and nothing is done by the office even after police have been called multiple times. Constant problems with cable, internet, and other things.
I love the community and the atmosphere that surrounds The Reserve on Perkins. It is such a great price for all the great amenities we get to have.
The Reserve has been great, except for a few things. There are some people that are really bad about picking up their dog's poop. Also, maintenance can be kind of slow and have to repeatedly ask for something to get done.
The reserves are a great place to live and feel safe in the community, but I wish they would open the end gate for residents to leave the complex.

It's been great living here. The people are wonderful although some should learn to clean up after their animals. If your going to have a pet you should be courteous enough to others to pick up after your pet.

I absolutely love the Reserves they are so polite and make sure everything is done I have nothing bad to say about this place. Still think we should do more for the dogs around here they are our best friends we should treat them like it. Just saying
The staff is very friendly and helpful, and I know the maintenance is working hard to get everything done. But I've had a work order for a leak for 28 days now. That being said, I think this is one of the best apartment complexes for the price in Stillwater.
I’ve enjoyed my stay here. This is my second year living here. If I weren’t graduating, I wouldn’t leave. My only complaint is that some people don’t clean up after their dogs.
The community itself isn’t exactly what I thought it was going to be, which is why I’m only giving a four star rating. My upstairs neighbors are super loud at times I’m trying to either get work done or sleep. Also, maintence on my apartment has exceeded a wait of three months for extremely simple work. I understand that emergencies take precedence but a two-three month wait is excessive. If it wasn’t for that, I would give the community five stars. It’s perfectly located, staff is always friendly and professional, and they’re always throwing events to make the community more inviting to the residents.
A few months in and it's nice for what I was expecting. Biggest issue is that WiFi doesn't reach my room very well. Good overall place though.
While I enjoy the fact that I only needed a guarantor to sign a lease, this has not been the best experience for me re: roommates, cleanliness of the community, and maintenance of things like air conditioning.
Maintenance is incredibly slow. It took two months to get the carpet replaced after I moved in, and it was damaged by the previous tenant. My roommate was without a shower for two and a half weeks while waiting on maintenance. The people in the office are nice, but there is absolutely no communication between a majority of them. I've asked questions or brought up issues with one worker, come back later, and no one else has ever heard of my issue. No one is cross-trained, so if you go to the office and the single person trained for the issue you have isn't there, you're screwed. I've heard them claim on tours that certain community feature will be fixed soon, such as the grill or pool volleyball net, but I've been here for five months, and they're still broken. The speed bumps are ridiculously tall. Most resident's cars scrape their undercarriage on them. There is a community computer lab, with a printer, but the printer is usually out of paper, and of the five computers, only only will print, and two of them aren't even connected to the internet. We had an empty room earlier this year, and a roommate was added to our apartment without any notice, and later I learned said roommate wasn't actually in their system. When I confronted them about him not being in the system (via phone), they said they would call me back, which they never did. I went to the office since I hadn't been called back, and the roommate was suddenly in the system. They had simply covered up their mistake, without any admission that they had messed up. They offer discounts for renewing early, and when asked, my roommates and I laughed. They also provide cash bonuses if you recommend someone, and they sign a lease. I have passed at this, as my soul is not for sale.
Fairly friendly staff, nice location, good transit services. Apartment grounds are fairly clean except for the dog waste that some pet owners refuse to pick up.
It's been a great experience so far. Staff are very helpful. I like all the facilities, events and most importantly my apt. I'm not moving out till I graduate :)
I’m not liking it so far. More than likely will move when my lease is up. Still waiting for the gift card they promised months ago and my carpet was supposed to be replaced months ago.
Living at the Reserve on Perkins is okay. I would recommend it to friends because it is something that will make due, and is cheap to get through college. I like the apartments, but when I moved in it was nasty, and their maintenance has been portrayed to me very well.
The Reserve on Perkins is a nice place to live . I've live here for about a year .. It's nice and clean however my first apartment had little bugs all the time . The apartment I'm in now is nice with upgraded bathroom. Downside I don't like age is not taken in consideration when placing students . And communication with office staff needs to be worked on .. It seems everyone is one a different page and give different information all the time ..
I really love living here. It has great amenities and everyone is so nice here! The staff is so nice and caring. Also I really love the printing lab it’s so convenient.
The front desk people are helpful but the apartments are cheaply constructed and very small. The overwhelming amount of dog poop everywhere is also very gross.
Still waiting on a shower head that I did not have when I moved in at the beginning of the semester. Other than that everything is pretty nice.
I feel incredibly safe on site (there are bright lights on buildings to make you feel safe walking at night.) The units are pretty nice, you can get either unfurnished or furnished and the staff is fast at getting furniture out if you go with unfurnished. Pets are allowed to live with you and if there is a problem with loud animals, staff are quick to respond to complaints.
Really great place to live. Very stress free and nice community. With the stress of being a college student living here has helped to alleviate that stress
It is a wonderful apartment complex. The staff is friendly and helpful. The only thing that I’m not happy are work orders not being completed.

Pleasant, calm and it has been a good experience so far staying in the Reserve community. Just the GYM has to be cleaned more frequently other than that its all good.
I love the reserves and all the amenities it offers! It has great space for the dogs. I use the gym and the computers regularly. The bus is also super convenient and the location is close to everything!
Overall everyone that works here is so nice! All of the events are great, also good communication with their resudents. I never had a major issue!
I love the size of my apartment. I also love the community. I feel very safe. The pool and clubhouse and mail room have been so easy to access and helpful! All the staff is extra nice and they have come to fix any problems if need be.
Amazing group of staff members, always friendly when I come in with questions, offered an amazing option of a 4 bedroom lock off that I am in love with. Love my apartment and the complex I live in

our apartment is really nice but when we moved in you could tell it was not cleaned well in between residents and we have a bit of a bug problem now. The apartment complex staff is nice and helpful when needed.
At first, it was rocky, but everyone has been very helpful here, especially the maintenance. I am planning to renew my lease next year, since the apartment is how I want it to be.
I enjoy living at the reserve because of its great location and wonderful staff. The only reason I put 4 stars is because of the noise level. The 10 o'clock noise cutoff is not followed.
It’s been great semester so far everyone that works here has so been so helpful with whatever I needed to get I would most likely recomend this place to many more people
It's been pretty amazing! I love it here! I'll definitely be staying here for a while! I did have a problem with fleas in the beginning, but it got fixed and they were very nice about it in the office! Very wonderful complex and I will definitely be referring some friends!

Everything has been great so far! Plenty of parking, nice pool, great printer and study rooms. We had an issue with fleas and it was taken care of quickly and efficiently.
I enjoy living at the Reserve. It has everything I need as a college student at a reasonable price. The location is also very convenient because it isn't too far from my job or campus. There are also numerous of restaurants and shopping locations at walking distance!
it's been very good living ere honestly we really haven't had any big problems except s couple little bugs flying aroun but i think that's just from opening the door!
I wish that there was not dog poop everywhere. I don't enjoy the smell. I also don't like people smoking near my place. I understand these are problems that are not really easy to handle, but they are still annoying
Some problems but nothing major. Front desk are very helpful. Everyone seems to enjoy living here and but one of my complaints is that my washer is still broke
The place is very nice and offers many great facilities, however it seems like the water is always out in my building for some reason or another. A few of the desk workers don't seem to know what they are doing.
I really enjoy how easy the website is to use and how fast my money got here! i would totally recommend this to anyone i know for a way for residents to earn things
